Default Upper East side of Methuen MA

I wanted to get some opinions or feedback from anybody in this area or those that know a thing or two and might be willing to clue me in since I'm not familiar with the area very much. I know Salem NH very well, but I'm fixed on living in Mass (and shopping in NH ), Dracut seems nice overall but very out of the way with no highways coming close enough to it that I would be happy with. North/Andover are both too pricey right now and I have to get to Lowell but we're not willing to live there. Haverhill and Lawrence I'm familiar enough with and are both out of the question for reasons most people on this forum know about. Thus, that seems to leave me with Methuen.

I'm looking at condos and I've found what looks to be decent value in the Colonial Village area, near the Loop, 213 and 495. Do I have blinders on?

I've read on here that the East side of Methuen should be handled with care; that Oakland St/Ave in Downtown is a bad area; and that the West side of 93 might be a good place to raise a family. Trouble is I can't seem to find 100k-150k condos on the West side of 93... not to mention, 93 is my favorite highway for other life/work reasons. Colonial Village to me - the naive at this point - appears to be folks that are paying their way through a lot of the condos and townhouses through ownership, and the apartments that do exist on one side of the Village appear to be comparatively above average priced and from what I understand they don't allow section 8 housing (but I could be wrong)... so I'm thinking these attributes should make for a decent living experience for say five years, for a 30's something couple with no kids.

I talked with a unit owner last week whom was very nice and very willing when I asked certain questions, stating they were happy with living there of almost four years. I'm going to view four different units in the Village next week through my Realtor, but this also sparks another question: low overall occupancy possibility and its meaning?

So what's your take on this?

If I'm not being clear on something or if I'm being somewhat vague, please let me know.

Bumping this up as the Methuen seems to have all the access routes a small city could enjoy, and I'd like to get some folks' opinions.
