Val Vista Lakes Home Near Clubhouse Sold Above List Price

This post will be long because I want to compare two similar listings in the same Val Vista Lakes master community that sold for a difference in price of $21/sf. One was $97/sf and ours was $118/sf. Hopefully this post will educate sellers that there is a huge difference in good marketing and just putting a listing on the mls.

Phoenix Housing Market Report

The Phoenix housing market was one of the hardest hit in the housing crash, and was one of the first to begin the long road to recovery. In September 2011 the Phoenix housing market began a price increase that continued upward to result in a 27% increase in price for the past 12 months.

Val Vista Lakes Waterfront Home in Gilbert Wanted for Buyer

Inventory of waterfront homes, and non waterfront homes is very low in Val Vista Lakes today. Currently there are only three waterfront homes for sale in Val Vista Lakes. Two are beautiful homes priced in the one million dollar plus range, and one home priced at slightly over five hundred thousand dollars. See links to these properties below.

Contract Ratio indicates how "hot" a market it. It specifically measures the number of active sales contracts under negotiation relative to the supply of active listings.

The higher the number the greater the buying activity relative to supply. If this number rises then it is a sign of growing contract activity and a positive signal for sellers.
