    I am new to Kentucky and getting ready to buy a home. How does the commission work for agents? I am assuming the seller pays the commission for both the buying and selling agent as in other states, but want to confirm that.

    Best Neighborhoods for Retirees in Lexington
    Thank you very much for you reply to my post. Regarding newer or older homes - we would like a home built 2005 or later. Looking for abt 1800 sq ft. Would need a sizable back yard that is or can be fenced in for our dogs.

    Hope that helps with additional advice. I will be coming to Lexington in June and wanted to check it out.

    Question -

    Hey Lexpert, I am wondering, from your experience, what kinds of people are buying homes in 2 areas -Gardenside/Garden Springs area and Southland?

    Just curious to know if the demographics might be changing in those areas. Typically, those areas IMO have been sort of working class people & older people who have lived there a long time & own the home from my perception.

Yeah, it sure is. I remember throughout my career seeing other Realtors try to create urgency by saying "Now is the time to buy!" It was usually tied to a drop in the interest rates. I always thought my clients were smart enough to realize that interest rates dropping by an eighth of a point wasn't that big of a deal, so I never jumped on that wagon.

Today is different though. I am saying now is a great time to buy. Probably the best time in the past 15 years based on...

Well, I did a video tour of two of my favorite older spots......Meadowthorpe and Pensacola Park. Both of these neighborhoods give you that vibe that old neighborhood folk want where it still feels like an old neighborhood. Not one of those spots where you can find a cool older house, but next door is an 8-plex built in the 1960's

In Lexington, it can be hard to find that combination of an older neighborhood, in a decent part of town, with acceptable schools, and stay under $200k....

If you want to buy a house in Lexington and are planning to spend around $100k, the depressed market sure has done you a favor! Just a few years ago you really didn't have many good choices.

After I meet a buyer and hear the criteria for what they want, I try to put myself in their shoes and think about where I would pick if I was a buyer with the same criteria.

Big on anybody's list is usually a good location for things like shopping/dining and resale, plus an area...

Facts on Waterford
  • Schools are Southern Elementary, Southern Middle, and Tates Creek High.
  • 354 houses per PVA.
  • Most are 10-17 years old.
  • Prices range from $200-300k and gets you 2000 square feet without a basement to 4000 square feet with a finished basement.....and anything in between!

This neighborhood is in NE Lex between Richmond Road and Todds Road and is outside of Man O War Blvd. Prices are in the $420-600k range. Schools are pretty popular choices with buyers. I really like this neighborhood and think you will too.....Check it out!!
