    I had to break it into two posts because they told me I was too long winded!!
    Well, there's the list price per square foot on active listings, and closed price per sqaure foot on sold listings. The list PPSF is really irrelevant, as that's what sellers hope to obtain, but can be highly "hopeful". The closed is what you want to look at, as this represents true value. Homes are always only worth what people are willing to pay, no matter what you want to get out of it. According to MLS records, there have been 1093 closed properties since January 1st, 2008 in Blount County, so blanketing a closed price per square foot average for all can be tricky and misleading, as you're looking at the entire spectrum. It needs to be broken down to comparable homes, ie size, price, age, location, ammenities.

    I ran numbers on new homes, 5 years or less, 2500 sq ft or larger, and the average closed PPSF was $105. I took out a few of the upper bracket $750+ homes, as those skew the stats.
    I ran numbers on homes ten years old or older, between 1500 and 2500 square feet, and the average closed PPSF was $92. There were numerous homes that sold for over $105-110 per sf, but they had lots of acreage, so I didn't include those.
    Lastly, I ran numbers on homes less than 1500 sq ft, more than 20 years old, as this is a large market in the area. The average close PPSF was $89. What I noticed though was that the homes located in the city of Maryville limits seemed to sell for higher, around $100-105 per sq ft, while the outer limits of Blount Couty were the lower PPSF. This of course is due to limited availibility.
