    Hi Mike. that's a nice friendly smile! Thank you for befriending me, even if it is on this remote media. I've just recently moved to Raleigh and am seeking new friends as anyone new in an area would do. It seems, as we get older, that many of our past friends decide to seek their great reward in the hereafter, so it's getting kinda lonely around here. I hope you, and others will carry on with reaching out to make new friends. Saw your note that you were taking a sabbatical. How'd that go?

In 11 years on CityData, I have seen countless questions on Buyers Agency Agreements.
So many people are pushed into signing something they don't understand.

For years, I have been advising people to sign such agreements, but Never unless they have a right to unilaterally terminate the arrangement at any time prior to a contract.

That line has been in every Buyers Agency Agreement I have used for that period of time, or longer.

I am always interested in pop appraisals, for-profit "Estimates of Value," "What's my home Worth?" and other teasers utilized to bring traffic and sales leads to websites.
I just talk to too many people who put some level of faith in these numbers, both Buyers and Sellers.
These pop appraisals are generated from "AVM" technologies.
