    Hi, I was referred to you by Big House, because he tells me you helped in find a home. I had originally posted that I had an interest in Punta Gorda, but have come to realize that I cannot afford to live there. So instead, I am looking at Port Charlotte and North Port. I have only $140K to spend on a home and don't know those areas at all. Just looking for a modest 2 bdrm home with a fenced yard for my dogs. My biggest fear is making a mistake. This will be our retirement home and likely the last one we will be buying. If you can assist me, please send me some contact info.

    Hi SoFlGal, Acknowledging you're located in North Port, we read several of your insightful comments including references to property managers. We're interested in learning about property management companies with solid Sarasota experience/ success (1) finding/securing quality, annual tenants, and (2) managing the property for an owner not located in Florida, and (3) reasonable costs for 1 and 2.     Can you give me your opinion on the Pines at Deep Creek? I put a down payment on a foreclosure and have heard some negative feedback on the association.
    The Reports they gave me appear okay. Would this be a good investment @ $35-$40k?
    I just want a place to retire to in 5 years.

If you're looking in Venice for homes or villas under $250K and 2000 or newer, these are your options. This is just to give you an idea. Sometimes specific neighborhoods can vary their HOA fees and year built so double check but this should give you a general guide:

Are you looking into the Englewood area? Here's the skinny..

I Love the downtown Englewood area with the Farmers Market every Weds on Dearborn St: Welcome to the Englewood Farmers Market Mango's Bistro on Dearborn usually has Swinging Bridge there on Friday night. They are a great little bluegrass band. Vino Loco is another great restaurant which serves tapas. Probably my favorite restaurant in Englewood is Beach Road Bistro they have great Ahi Tuna. If you're looking for something close to downtown and/or the beaches in the way of a condo, you have a few options in your price range.

So you're looking for an affordable golfing community in southern Sarasota county?

From North Port, and depending on traffic, Nokomis Beach is roughly 30 minutes away. There are some decent deals in there but it's somewhat of a trade off with the distance to the beaches.

Let's start off with the Englewood area-close to the beaches, small quaint, quite town, off the beaten bath, close to the beaches.

Nokomis has a population of roughly 3,200 and includes the barrier island of Casey Key, one of the most expensive areas in SW FL. The median age in Nokomis is 46 as compared to the median age of Venice at 68. Venice is also a much larger city with over 20,000 residents.
