    Hi Sunshine, Based on reading several of your insightful comments, please share suggestions on quality property managers in Sarasota. We're interested in a property management company with solid experience/success (1) finding/securing quality, annual tenants, and (2) managing the property for an owner not located in Florida. Thank you for your kind consideration and helpful suggestions.

    Hi Diane. I really am interested in that development Woodbrook. I do love the Claremont development in LWR which has the community pool and is maint free (which doesn't necessarily matter to me) but their fees are so high. With taxes and fees it would probably come to at least $8000 a yr. Woodbrook on the other hand, the homes would be about 100,000 less for comparable home from what I can see and taxes & fees would amount to $5000, maybe even less. My main concern would be value. I have always gone with my gut and feel location is key and it never failed me. And I have this feeling that LWR is all about location. If I needed to resell that area would be the address people would look for as compared to a small development. And they are fiscally sound. Would you agree or disagree about LWR?
    We are not opposed at all to resale, but the newer models have the floor plans that appeal to us. Plus upgrades such as granite/stainless.
    Please pass on your opinions. Thank you.

Here we are yet again. The National Flood Insurance Program (NFIP) is set to expire in two weeks unless Congress passes legislation to extend the program yet again.

So what would happen if the NFIP lapses?

While existing policy holders would retain coverage if the program is not reauthorized, no new policies could be written. During past lapses in coverage, borrowers were not able to obtain flood insurance to close, renew or increase loans secured by property located...

Before buying a condo, there are a number of questions I would ask regarding Rules & Regulations, Bylaws and voting rights, BUDGETS, Budget Reserves for big ticket maintenance (a very important factor), routine maintenance, the Board (try to get & read several months worth of meeting minutes) and whether there are any current or pending lawsuits against the condo association (if there are current lawsuits, it may limit your financing options).

The survey. Buyers often indicate they would rather use the seller's "old" survey or, if paying cash, skip getting a survey to save some money.

Here's why I consider that a huge mistake. A survey shows you where the property lines are, the easements tied to the property (such as utility and HOA), where the building set back lines are per municipal code, if the property is located within a designated flood zone and one of the most important items, if there are encroachments....

Technology has definitely changed our lives, including the showing of homes for sale.

Buyers (and agents) must now take into consideration that, because of high tech home monitoring / surveillance equipment sellers may have installed in their homes, ANYTHING you say or do on that home showing has the potential to be seen/watched by the home sellers and used against you in future negotiations.

For the reasons above, I now advise buyers to keep their comments while inside...

The freedom to choose finishes and design details is what draws many people to new construction homes. But at the same time, anyone who has stepped foot into a design center knows how overwhelming (and expensive) it can be.

When it comes time to decide on the upgrades and options, itís important to think for the future, steer clear of obvious fads and select those upgrades that will give you the most value for your dollars.
