Default Fox Trace Cove

Hello all,

I am looking at a house on Fox Trace Cove as the title states and was wondering if any one can shed some light on this particular area. It appears to be very close to the Cordova Country Club, which I hope is a good sign. My biggest apprehension is that it also appears to be very close to some railroad tracks. I work out of the house and don't want to have to listen to a train horn all the time. Thanks in advance for your help! Take care.

You have no worries about a train disturbing your work. Those tracks are now non-operational. In fact, in many places the tracks are no longer there. There's been talk of it going into "Rails to Trails" which turns old railways into hiking/biking trails, but I'm not sure if it's ever gone any further.

Great! Thanks for the response guys. How about that area of Cordova itself? Whenever I buy a place, my biggest concern is resale. I don't want to get a place where the property values are going to decline (or maybe not go up very much). I was considering Atoka and Millington areas as I would like to have a little bit of land. I dunno, it's always hard moving into a new area. Anyways, I appreciate everyone's help!

There are some very differing opinions on here regarding Cordova.

IMO, almost all of Cordova has been annexed and is now actually just "Memphis." I am not sure if that particular area has been or not, but I would guess the entire 'town' of Cordova will eventually be annexed into Memphis. To me, that says property values might decline or at least not grow as much. Because Cordova would then have Memphis city schools and Memphis property taxes.

My reasoning, generally speaking, is this: many people moved out to Cordova to get out of Memphis and to live in a suburb. Now that Cordova is just a part of Memphis, people may not want to move out there because they would not be "escaping" the city. So, if people want to live in a county school system with county property taxes, they wouldn't choose Cordova anymore.

That's not to say no one will be moving to Cordova. But, it will probably be a different type of person, the type of family that isn't concerned with escaping the city for the burbs. It would be regular "city folks" who just want a cheaper home. Of course, maybe that home you are looking at is very expensive and in a more upscale neighborhood, therefore it would always attract more upscale people, I don't know. But overall Cordova has cheaper homes in safe areas, moreso than in the heart of Memphis.

Thanks for the reply Pearlbob! The agent said that that area has been annexed already. I'm the kind of guy who pretty much just likes working on his house and cars and doesn't get out much, so I am thinking the outlying area would work for me. Seems like I have to be out aways to get more than a 1/4 acre lot anyways. Although I do not get out much, I do like to make the occasional trip to the bookstore and movie theater, so the Collierville area sound like it may be a good place for me to land.

If you're looking for land but want to be near amenities, you may want to look at the Eads area just east of Cordova.

If you're single and just looking for a home to buy, no kids, etc I think Cordova would be fine. Collierville is much more expensive overall, and is much further out (well, not that much further, but in a different direction). Although of course Collierville has the wonderful new mall out there

When I buy a house I really concern myself with resale as I don't stay anywhere for all that long. So, I try to put myself in the frame of mind as the typical family that would be buying a home and I shoot for that. It seems to work out for me as I am not buying something that only I would like.

From what I have read on here, Bartlett is a nice area and there are alot of homes available there. And beyond that, Lakeland seems to have a few properties with some land as well. I kind of like the thought of being in or near Collierville, though, because I would also make frequent trips to Tunica and that would be a bit closer, plus I will be traveling to the new Toyota plant alot in Tupelo, which would also be closer. I hate malls, but I like nice restaurants!

The mall in Collierville isn't really a mall. It's a huge outdoor shopping area. Very quiet and peaceful, lots of restaurants there, trees, fountains, very nicely landscaped. A huge B&N, Starbucks, things like that.

I'm not sure if homes in Cordova would significantly increase in value much in a short time. Real estate all over is very bad right now for resale, but I'm sure it will go back up eventually.

The diff between getting from Cordova/Bartlett to MS vs Collierville to MS would be pretty insignificant. For Tunica, either way you'd have to take either 385 or 40 into the loop, and then loop around south to 55 (or hwy 61). For Tupelo....Collierville would probably be closer as there is probably an easier way to get there. Tunica is the western part of MS...I think Tupelo is more east.

Bartlett is much more "set" than Cordova, as it's older, well established, etc. Older homes, things like that.
