It is fine. There are a few bad pockets that will be clearly evident when your scouting. I have two properties in 38125, never have a problem with demand when there is a vacancy.

Thanks for the info. I am particularly looking at something that is south to Holmes (still in TN) and a bit west to Hacks Cross. not sure if it is too south to rent out.

38125 is where you will find Southwind (upscale Golf community), Windyke (another nice Golf Community) and the FedEx World HQ. This area also has a lot of nice residential neighborhoods. As the others have said, there may be a few not so great parts, but overall that zip would not be a bad place to live or invest.
