Our garage was converted into a very nice game area. No AC though. This area is not counted for tax purpose. Now we are planning to sell the house. I am wondering if we could simply install an A/C unit and count the area into house square footage. Can somebody please guide us how to proceed? Thanks

If you are getting a professional to install the system, then he should follow all codes and pull the HVAC permit for it. If you are planning to do it yourself, then don't let code enforcement find out

thanks. Do I need to update the square footage of my house in the Shelby county assessor record? I want the record to show the new square footage before selling my house.

If you want the record to show it, then yes I would think you need to do that

Out of curiosity, if you do your own work such as ac or electrical to a room without pulling a permit, when selling your home, do you have to disclose that information?

You don't have to, but if you want the sq footage added you do. Technically your supposed to, just to pay the fee to pull a permit. But it's not always a bad thing, they do check it out to see if it will pass. This past spring we had central air put in (what a freakin difference, it had been about 10 yrs since I last had it) and paid the guys cash on the side, but they did pull the permit.

Actually you are always supposed to pull a permit for new work on a home - and sometimes even repairs. (I own several properties around the country, including Memphis)

Just recently, I had a tree to collapse into the roof of a home I have in Memphis and I had to have it replaced. Code Enforcement made me pull a permit for it. It was a repair and not an addition! Building inspectors have been known to call in to see if a permit has been pulled for new additions being done after driving by a home. If it is not, then they will issue a stop work order.

Rather than arguing with them, I just pulled the permits because it was easier and I needed to get the situation resolved as quickly as possible - especially since the insurance company was being difficult (as usual)
