Realtor.com is a great resource for the general public. In addition, a Realtor can give you access to websites that allow you to search the MLS. If you are planning to purchase 5+ acres, you may want to consider other neighboring municipalities and Fayette County as well. It sounds like Fayette County is worlds away, but it is literally right down the road.

There is a 110 acre park comming up just south of fleming gardens subdivision called Hinton park. Below is the link to the master plan. This should be good for the area, especially after what the mall did to the property prices in that area.

that's impressive.

we stayed at the Courtyard at the mall during our house hunting trip. i have to believe that the surrounding area will develop out with higher end homes.

This is exactly why Germantown is desperate to keep the residents it has. When it comes to amenities, Collierville blows Germantown out of the water. I know Germantown is trying to rush through a development that is somewhat similar to Collierville's Carriage Crossing. If Germantown doesn't pick up its 'A' game, it will left in the dust by Collierville. Not to mention it will probably be competing with Lakeland and Arlington in the not to distant future.

I'm not sure what all those generalizations about Collierville South of Poplar are all about. I live about a mile from the Avenue and we are happy here. Definitely not living in a neighborhood where "Homes crunched very close together, they all look exactly alike, no trees, and they are not big at all". In fact the area has some very large properties (large enough for horses) though smaller ones are available too.
