Most of the houses are older, but there are tons of newer condos in your price range.

Search crye-leike.com, zip codes 38104, or 38112 (those are midtown) and search for condos.
38104 is the REAL midtown, FYI  (just some bias thrown in there)

These would be perfect for you. They are more like townhomes than condos (on site parking, all 2 story, your own little patio, in your price range, 3 BR).
They are in a great area...on probably the ritziest street in town (Belvedere) in terms of old HUGE homes. These condos used to be apts, but they were closed up a while back and went through complete renovation. I don't think they are open yet even. Right across the street from IC catholic school, which is a good thing, and Belvedere ends right there at Central.
If I didn't have my own home, I would live there. Great value. Great neighborhood (okay, I'm biased on that again)

If you do go look at them, I'd love to hear your opinion posted on here. the pictures look great, and I've walked around the outside of them many times. They are putting a big gate up for parking, although I don't think there will be a gate around the private patio areas. Lots of trees there too.
