What is the rent? There are probably many condos for rent for a similar price if there isn't an apartment complex with similar rent.
The Adler is across the street from the Chisca Hotel which has been and will continue to remain a vacant building. That keeps that short stretch of South Main darker and less vibrant than the light filled areas of the core and the southern part of south main. There haven't been commercial tenants in that building for as long as I can remember either.
So, back to the original question-what is the rent and how large is the unit?
