Cordova is so weird -- parts of it are still super-nice -- big homes, friendly neighborhoods, etc. But then other parts of it are starting to resemble Hickory Hill. I don't think that all of Cordova is ever going to turn completely unsafe. The one thing Cordova has that Hickory Hill never did is huge mansion-like houses and more upscale neighborhoods. I don't think a 7000 square foot custom designed mansion is ever going to sell for something absurd like $70,000 then get turned into a section 8 rental.

Agreed. I'm so tired of people saying that Cordova is the next Hickory Hill. PARTS of Cordova, sure, but on average I don't see it getting that bad.
Does anyone else think it's a bit odd how this kind of thing keeps happening where the malls are? "Mall of Murder", Hickory Ridge, Peabody Mall, now Wolfchase ..... I recall right before the Malco closed in Peabody place, we went for a movie on a Friday night and had a horrible time. "Thugs" standing there staring constantly making you feel uncomfortable, kids asking us if we'd buy them a ticket to the rated R killer/slasher movie because they were under age, etc. I'm like, "Where the F*** are your parents? And why aren't they advising you on what you can and can't watch?" It was like a night time daycare in there, where apparently all the crappy parents dropped off their kids so that they could go do who knows what. I'd be accused of being prejudiced if I listed some guesses, but you all know I'd be at least 80% right.
But back to the areas of Cordova, my wife and I are expecting to close on a house in Cordova just south of the tracks in a nice neighborhood that is just like Heather described. It's quiet and everyone seems to keep their homes looking nice and well maintained. There aren't any junk cars in drive ways with a hill-billy underneath working on it, nor any pimp rides with "music" blaring. All of the neighbors that we've seen so far, of all races, appear well-groomed and wear their clothes properly.
The ONLY downside that we can come up with is that it falls in the city schools. But we don't have kids and don't plan on them for a few more years, so it really wasn't a concern for us personally.
