Default Hardeman County TN part 2

Hi,
I co-inherited 125 acres in Saulsbusy, Hardeman County, TN, rural, hunting land, and timber land (though most of that was pillaged by my Father's widow). I want to divide it up equally between my older sister and myself (we are the co-inheritors of our Mother's estate). How do I go about doing this? Any ideas/input/info are welcome! The reason I want to divide it up is that my big sis wants to buy out my 1/2 for really cheap, and of course, I do not want to sell it to her. (She also has been known not to act responsibly and not to pay the taxes on our property, as was evidenced in the recent partition suit I had to file in order to get our late Mother's home sold for us both.) So my basic question is how do I divide up our property, and how much might it cost to do so? I want for us both to receive equal shares that are equally 'good', as the case may be, meaning I want us to have equitable shares, fairly divided, so we both get a desireable part of the land. Thank you. D
Oh, PS I live in California.

See my other post. Why do you want to keep the land if you live in CA? Seems like it would be a liability. It would be very difficult to divide where you both get equal 'quality' land.

Contact a realtor and get their opinion.

Good luck

Hire an objective, experienced real estate lawyer, someone your sister does not know or endorse. You need someone on your side. Good luck.
