Also, what's the story with 38120 zip code (east of White Station Rd, north of Poplar and then spilling over I-240 east to Germantown) and 38119 (east of White Station, south of Poplar and over I-240 east to Germantown)?
And just a few more so you guys totally lose your patience with me:
- How far away would I want to stay from the University of Memhis campus.
- Are there any parts of Germantown that are "better" than others? I thought I saw a post or two somewhere saying that west Germantown is better.
- If I look on the south side of Poplar should I not even consider anything below Park (or should I even be looking below Poplar at all?)

38120 & 38119 are the nicest and safest zip codes in the city of Memphis.
The areas to the north of the U of M are fine (east of Highland). And then there's Chickasaw Gardens to the west of the U of M. It's nice as well. Directly south of Campus gets pretty bad. If that's too close for comfort then I wouldn't live near the U of M at all.
All of Germantown is good, just make sure you're actually in the Germantown city limits and not the county because those areas are likely to be annexed by Memphis. With annexation usually comes destabilization & white flight. Some people think western Germantown is good because they prefer Houston High over Germantown High. Germantown High has a lot of black kids from areas outside of Germantown, maybe people have a problem with that, but it's still a really good school.
You can look south of Poplar in most areas. Regarding East Memphis, south of Park is slightly bad to the west of Perkins (and really bad near Getwell) but to the east of Perkins, south of Park is fine. From there and eastward, I would stay north of Quince.

Agreed, the neighborhood with all the "River" street names is one of the prettiest in the city in my opinion.

Downtown (38103) is actually the safest zip code in Memphis
You can find good pockets of neighborhoods anywhere. I agree - if you can post a link to a particular home or neighborhood that you've seen, that would be more helpful. It's so difficult to say anything about certain areas of town, as there can be pockets of good and bad everywhere.

Of course the downtown population is pretty small in comparison to other zip codes since most of 30103 is business/commercial property. And most of the residents probably live in gated communities and condos with pretty good security.

True, but people in 38120 & 38119 don't have to deal with panhandlers and homeless people like they do Downtown.

I've gotta say, I've been approached by panhandlers many times in 38119, near St. Francis! They must be able to make some sort of living out there  Of course, it's no where near as much as downtown where the tourists tend to be.

Bartlett is a good area. Schools are either Bartlett or Bolton, depending on exactly where in Bartlett you are. Generally speaking, the further east you are the better - but that's just my preference.
In this market, you might find something you like in that price range in the Country Meadows subdivision. It's about 1.5 miles north of Hwy 64 on the west side of Germantown Road. Turn left on Windersville. The oldest part of the subdivision is on the south side of Windersville and between Sunrise Lane and Germantown Pky. That's the section with no sidewalks. The homes there are very well made - especially those built by Fireside Homes. Everything is on 16" centers, 1X8 roof decking, no trusses, real masonry fireplace, etc.
I lived there for 13 years and sometimes wish I hadn't moved (we decided to downsize a bit). It's a great location. Close to the mall and all the shopping and restaurants, but you can to out the "back" side to Ellis Road to get to Appling if you want to miss the mall traffic. Excellent access to I-40, Hwy 64 and Hwy 70 makes east-west travel very easy.
