Which areas are the good areas of Barlett?
I am looking to move to Memphis and am wondering exactly which areas of Bartlett are Good. I keep reading to stay East of Raleigh, but not sure exactly how far east. Does that mean east of Austin Peak Hwy, East of Covington Pike or etc. And how about North and South. I am hoping somebody really familiar with the Bartlett area can break city down into sections by roads or park on the East, West, South, and North Side and tell me which areas to avoid, which areas are iffy, which are O.K., and which are good. I know this is subjective, but I define good by a high ratio of homeowners who keep up their property in a hard working middle income or higher neighborhood. Age of homes does not matter to me.
I am looking for examples such as: South of Yale Road or Bartlett Park, East of News Brownsfield Road, West of Bartlett Blvd, North of Stage is a Good Area (or bad area if that is the case)
Appreciate any help.

Ok. Defining 'the good area of Bartlett' is much easier than defining boundaries for Midtown. Just try telling someone slightly north of Jackson Ave. or slightly east of East Parkway that they're not technically in Midtown. It's a good way to start a fight.
With regard to Bartlett, I suggest most anything north of Elmore Rd and east of Bartlett Blvd/Sycamore View. Once you get to Summer on the east, stay north of Stage; the Memphis city limit juts in and out south of Stage and actually comes up to Stage at a couple of points. If you come across a house south of Stage that has a price too good to be true, you can bet your wallet that you're in Memphis. And Memphis is, of course, just fine imo -- but if I'm going to live in Memphis and have to deal with private schools and high property taxes, it ain't gonna be that part of Memphis; I would at least live someplace cool and happening.

Pretty much anything within the Bartlett city limits is just fine. There are no "bad" areas or ghettos...just some that are older (and less expensive) than others. I lived in Bartlett for 13 years before I moved to Cordova 5 years ago...and just outside Bartlett for 13 years before that. I really wanted to stay in Bartlett, but the type of house and the small lot size I wanted simply wasn't available.

I won't/can't give exact street names, but like has been mentioned - basically the further north and east, the "better." Only meaning that it will be newer, and possibly larger homes. Raleigh isn't the best part of Memphis, so therefore the western edge of Bartlett gets a bad rap.
If you are moving to Memphis - is there a certain reason you must live in Bartlett? There are other suburbs that are just as good and better than Bartlett. Of course, it is a completely fine suburb and probably one of the cheapest for the amount of house you can get.

anything east of barlett blvd and north of sycomore view the best areas are Memphis-arlington rd area (pricey homes but good for the money). or little cheeper (120-150 and some in the 200's) germantown parkway between 64 and hwy 70 there are lots of good subdivisions off germantown parkway inbetween hwy 64 and hwy 70 or you can look in the areas near bartlett are cordova and lakeland they are nice areas as well and i recomend lakeland ...i guess it depends on the price range you are looking in?

it all depends on how much you want to spend. I would say between elmore/summer/stage/bartlett blvd is from $130's to 180's (bigger bang for buck though) homes 2000-3000 sqf Other side of stage to Yale road dips smaller $100's to 130's.
Beyond that, it goes from $250's to $350's.
I would look for forclosures. If we did not have a home built, I would have gone that route.
