The area is okay. It's technically Central Gardens (I think) however it's the very last street. As you can see, it's right next to a train yard. Not a pretty area. because it's on the outskirts, you'll see a lot more riff raff and not as many good people walking dogs or things like that. if you want to live in midtown, I'd rather be somewhere a little better. Have you goen to see it? if it's a good deal, it might be worth it.

I'd live in Cooper-Young if you were really considering mid-town. My mom grew up during the depression in the house Papa' built on New York.

Hope to see some houses when we visit at the end of this month. Definitely need a place where I can walk my dog at night without any troubles. Know of a good area in midtown that has under 200,000 homes?

There are plenty of under $200k homes all over midtown. Just have to come look and see. It's impossible to give "safe areas" of midtown because things change street by street. If you find a potential place online, feel free to post the address or nearby intersection on here for people to give opinions on.

p.s. midtown is more or less 38104 and 38112 if you are searching online.
Go to this website, it's a local company that has the best search engine. You can search by price and zip, bedrooms, baths, age of home, etc.

Thanks, I acutally just got in contact with one of their realtors. So mainly thinking about Midtown or East Memphis so the wife wont have far of a drive to the U of M. Did you have any recommendations as far as the streets to stay within for Midtown?

Every street in midtown has it's bad and good parts. You need to get a specific address/intersection in order to figure out if it's okay or not.

Just back from a visit to Memphis. Liked most of East Memphis area. Saw some houses in High Point Terrace area for under 200k that seemed great. Any info on the area would be great!
3710 and 3656 Charleswood Ave (In High Point Terrace) near High Point Terrace intersection.

Colonial Acres is a very safe/unique neighborhood. I grew up there 30 years ago and still have freinds that live there now. I swear when I go back, everything still seems the same, its like that area is in a time warp(in a good way)
Another great thing. From Colonial acres you can be anywhere in Mphs in 10-20 minutes tops

Thanks, actually starting to look at houses this weekend. Colonial Acres is definitely one area I will be looking. The real estate agent I have says she used to live their and right now me and my wife need to get to the U of M and N Highland St so it would be very convenient. Are there any areas of Colonial Acres to avoid though?
