Moving to NSA Mid-South, Interested in Bartlett Area
Moving to TN around the October time frame and looking to purchase a home. Like most people, I'm interested in finding a home that will hold its value, and also is near enough to some of resturants, malls, etc....
I have heard good things about the Bartlett area. Does anyone have anything good/bad to say about the city? Is now a decent time to purchase a home there?

I think it's a good time to purchase a home ANYWHERE.
Yes, Bartlett is a good, well established city.

Bartlett is a great area. I lived there for 13 years, and lived just outside their city limits for 13 years before that. I'd still live there, but no developers were building the kind of property I wanted when I moved 6 years ago.
If you want near the mall and restaurants, the area north of Hwy 64 (Stage Road) around Germantown Road and Brunswick Road are very convenient.

I'm looking to retire in the Bartlett/Memphis area, I'm prior military/law enforcment.We are African American, Should we be concerned about considering Bartlett.

Not at all. I'd prefer the eastern part of the city (further from Raleigh), but anywhere within the Bartlett city limits is fine.

I live in Bartlett and don't hesitate to recommend it to people. It is safe and has good parks and services. I too would recommend the eastern side of Bartlett if being close to restaurants and the mall is important, but the western part is safe and not far shopping/restaurants either. The south western part does border Raleigh, which isn't a selling point. However, if that is figured into the price you will be fine. As for values, I think they are pretty stable (about 10% or so off the highs on average and at the high end ($250,000 to $300,000) building has come to a stop).
I sold last year in about a month and know others who sold quickly. I know others who have been on the market for several months to a year, but in my opinion they aren't acknowledging the reality of the current market (in price and condition of the house at time of sale). This is true in Bartlett as it is in other suburbs of Memphis and Memphis itself.
As for an African American moving to Bartlett, I'm guessing you are worried about being accepted or looked at funny. The neighborhood I moved from in Bartlett was racially diverse (White, Black, Asian, Hispanic, with White being about 75%, black being about 15%, and everyone else making up the difference). The neighborhood I moved to is about the same. My next door neighbor on one side at my old house was an African American family, and the same is true at my new house. I haven't sensed any generalized issues in the city with the increasing African American population although I'm sure there are some who don't like it. I tend to think we (everyone who moves to a community like Bartlett) are all seeking the same things (safe place, good schools, nice parks, responsive government), and the ones who stand out are those who don't tend their lawns or keep up with house repairs. This seems to cross racial lines and is thankfully pretty rare in the areas I have lived in Bartlett. So come on down, we are glad to have you.

ya, don't go to Raleigh.
It's predominantly black but the crime rate is SOOOO high and the schools are really bad.
I'd stick with Bartlett or even Cordova.
PS: Raleigh has a mall which is 10 minutes from the center of Raleigh but I won't go there after 3:00... actually I don't really like going to Wolfchase. I felt safer at Hickory Ridge.

I agree with UofM92. Bartlett residents tend to be the kind who just want the best for their families. We live near the neighborhood WalMart on St. Elmo and Altruria, and our part of town has several homes for sale, but nothing much different from before the housing crash. We used to live in Bartlett closer to Wolfchase, but the traffic is much lighter in this part of Bartlett, and there are several back ways to the Base from here. Our street has four African American families and two mixed race couples, so diversity isn't even something we consider unless someone asks. Welcome to town!
