I made a trip with my husband to check out the germantown and collierville area and am really impressed! I dont know what i was expecting, but certainly not beautifully maintained homes, neighborhoods, and streets/shopping. I was very apprehensive in our move out to Memphis but now I can't wait. We've decided to buy a home in Collierville, and our first choice is in Wellington Farms. Our second is in Eastbrook - although if we can't get the Wellington Farms house at the price we want we'll probably keep looking to see if we can find anything else at our price in that neighborhood.

We're going to pass up on the house in Wellington Farms - its too close to one of the through way roads and there isn't a lot of privacy in the back yard. However we are still looking and would love to have a home there! Turns out the house in Eastridge that we liked was annexed in 2007 to be in a flood zone - yikes! so we're passing up on that one too! We're coming down the week of the 14th to look at more homes and to get to know the area a bit more.
BTW - there are a lot of homes on the eastern most part of Collierville that are really nice and at great prices - but our agent said that they are not as desirable as far as resale values go. Is it just its geographical location or something else I'm missing?
If we do end up buying in Wellington Farms, I'll let you know!

I would guess it is only due to the far east location. People that are OK with living that far east may just choose to live in Fayette County.
Agents are great, but don't let them give you the run around. If you like the house, and you like the price, and the location is good, jump on it. As long as you are in Collierville or Collierville reserve area you are going to do OK when you sale the house. Some areas may be better as far as resale, but I doubt the numbers vary that much. Think about it this way. If you buy the house for less up front, then you can also sell it for less later. It all kind of evens out. There is always going to be something about a house that may not be perfect, but you have to choose the one that works best for you. Good luck.

I pass this one house in Wellington all the time that has a gorgeous front porch, and backs up to a ton of trees. It's been for sale for at least a year, so there may be some problems inside, but if you're willing to spend some money, it's in a great location. Let me know if you want the address, I'll note it next time I drive by
I agree with Tiger, don't let the agent dictate where you live, ours insisted we buy north of poplar, and looking back, I wish we did not eliminate a couple of choices south of poplar, like Estanula Trails and WhisperWinds, they're both very nice neighborhoods!

found it. It has a pool! Backyard is not as nice as I thought it was otherwise.

That one is nice from the outside. I haven't been in it though it is right down the street from us.
This one had an open house last weekend and it is really nice inside! It also has a pool & a bunch of upgrades from what I saw. (also in Wellington Farms) - FYI for Wellington Farms, you may want to look on the North side of Wolf River Blvd - That way you only get neighborhood traffic & no traffic cutting through to get to Shelton - unless you are on a cove.

Saddlebrook in Collierville is an awesome family neighborhood - no community pool but it backs to Johnson Park, greenbelts and is full of families - we used to live there - they have an awesome HOA who organize events such as Easter Egg hunts, Summer BBQ picnics, etc etc. The school is Crosswind Elementary and is excellent. Another is Wellington Farms, walkable to Crosswind. Halle Plantation mentioned before is nice but way over your price bracket, as is Braystone. Saddlebrook you will find plenty of homes in the price bracket you are looking - I wish we still lived there!

also forget the south of poplar crap - it's just realtor snobbery that has grown over the years and infected everyone else.

Wellington Ridge and Wellington Farms in Collierville would be a good option. Big homes, yards and a lot with pools. Crosswind Elementary is the school district for k-5. Also try Crosswinds Way, The Woods, Halle Plantation, Shea Woods, and Pembrooke. Try the cryeleike website with 38017 for the zip code. Also just an FYI---Poplar avenue divides Collierville in half. Homes on the north side of Poplar tend to hold their values better than the south side. I have had a lot of friends learn this the hard way. Please let me know if you need any more info. Take care...
