I have lived in Jackson for 18 years. I would say Jackson is much like any other city in the country. It all depends on what you're looking for. There are nicer, quieter neighborhoods (usually more expensive homes there) and there's some quiet retirement type neighborhoods and then there are bad parts of town. I would say if a decent sized town closer to bigger cities is what you're looking for then Jackson would be a good choice. If you're looking for peace and quiet and large acreage, I would recommend looking in the 3-way or medina area.

Hello, I live 25 mins outside Jackson in Lexington. Jackson has lots of jobs and housing is pretty afordable, however, you'll pay more in taxes than in the surrounding areas. Schools aren't really very good and there is a lot of conflict going on in the school system right now. The Lambuth area is a good place for investment opportunites but really more from renting than flipping. Also you have to really check the area out, some streets are okay while right behind them you're in the ghetto with drugs and crime. North Jackson is much better for living if you have kids, ie, safer neighborhoods and better schools. North Jackson is booming and if you can afford to invest there you'd be better off. Home in the Lambuth area that need TLC age going from 30,000-80,000 depending on how much work they need. Homes in north Jackson for an nice average 3Bd, 2Bt are about 120,000- 150,000. Of course the more you spend the bigger and better the house. The surrounding areas of Jackson vary ALOT. Lexington is small and quiet we have a several lakes one huge one that draws alot of people also it is more rolling hills compared to flatter Jackson also have good schools. Medina is another great place to live with good schools but housing is more. You'll want to stay away from areas like Brownsville and Humboldt they have BAD schools lots of crime and are just really run down. If you go Jackson TN Homes | CWTAR | Jackson Real Estate | Jackson Realtors (broken link) you can really look at a lot of homes in the area and see them for yourself. Hope this was helpfull!

I am not familiar with any areas like this in Jackson. Could you elaborate?

Sure, I'll elaborate. For instance the downtown area of Jackson. You drive down one street if looks alright, then you drive down a street right behind it or connecting to it and Bam! you're in the ghetto. Also if you go there during the day it looks all right, but go at night then you'll see what the neighborhood is really like. I used to work in this area and from personal experiance it gets very rough in the downtown area at night.

Are you talking about Downtown Jackson, Tennessee? There's nothing happening there at night. The residential population of downtown is under 100 people. There are two bars. The handful of sandwich shops that are there close early. I was a member of St. Luke's parish in downtown Jackson for a long time and used to go there at night all the time, and nothing ever happened.

Which part of downtown (which is a really small area, btw) is dangerous? Once you cross Royal Street, you're in East Jackson, not to be confused with downtown.

I grew up in and have family in dyersburg....wasteland. Most places there are going out of business. I currentlt live in Jackson, #9 per capita in the us for voilent crime. The housing market sux( too expensive) and people are rude. The job situation is about the same people getting laid off left and right. The colleges are good but lower level public schools forget it. I pay $6000 a yr so my 1 child can be protected from the public school system here! Memphis is a much better option.
