Agreed. There are a multitude of reasons that a neighborhood can fall into a mess.
I'm of the opinion that an organized desk leads to an organized mind, and a cluttered desk leads to a cluttered mind. Following that logic, how might someone feel in a disastrously decaying neighborhood?

I live in Naranja, my husband and I are a young couple (25 & 29)with a 5 year old. We bought the house a year and a half ago, though my hopes of purchasing my first home were much higher the prices did not give us much choices. We went from living in Kendall with our parents to living in a neighborhood that gives the chills at night. The street that we live on has a strip of about 20 houses and we try to keep our front yard looking tidy, amazingly, right accross the street from us they have built brand new homes and are selling them for ridiculous prices. The police takes for ever to get there in emergency cases. There is a gas station less than half block away from my house, but i would rather drive to carribean blvd to pump gas!!! I am hopefull that eventually the situation will get better around there. :-(

I read some negative replies ,some is true some is not.Andrew did change it,many left but the houses were repaired to a better standard.I lived in the Bel Aire section of Cutler Bay,which I still think of it as Ridge.Great neighbors, decent middle class working people community.I felt safe there, with not much crime. Some houses in the area are nice even compared to parts of Kendall.
Going toward US1 it gets less desirable.I hated Miami in the end, glad I left but I never disliked that area. For a working middle class family,or retired, its not a bad area. And there is a mix of people,it is not predominately spanish, though it will be if things continue the way they are.

Cutler Ridge....now Cutler Bay
Cutler Bay as it's now officially called is definetely a weird mix, and one must be careful were to move. There are 3 official sections of Cutler Bay ( 1., 2. and 3. ). It's middle class, cleaner area consisting of mainly white with americanized latins mixed in, then section 2 is your place. At it's peek of the bubble, homes went from 300K-1.2 million. That area is located east of Franjo rd and south of 184st and both road meet at Old Cutler. I personally love the area and the people. But you do get the feeling of "the wagons circling".

I like that area too... If you stray too far west of Old Cutler road, you will find yourself on 'questionable' turf. But I guess that's the case for most squeezed middle class areas of Miami. I'm glad I'm not in that rat race.
I don't know what I'd do if my family income was $100,000 and I had to find not a 'decent' area, but a 'nice' area. You cant find a 'nice' area on that budget. Nice in Miami means super-rich.

Actually, Cutler Bay is very cheap compared to the rest of Dade. I found a foreclosure for $78,000 east of the turnpike, and most of the homes in the decent areas don't run more than $199,000.

Yea you get a helluva value, but you send your kids to school with the masses of gangster hoodlum kids in South Dade. Too much crime down there, I don't even like the feel of the newer neighborhoods. They were built to be classy, but the first time homeowners moving in down there will no doubt turn the area into another Miami Gardens in the coming years...

East of the turnpike is NOT Cutler Bay. Cutler Bay begins east of US1 and South of 184st.
Section 2 of Cutler Bay and a small area of section 1 is the best of Cutler Bay. The closer to Old Cutler you get the better the area.
Whispering Pines, and Tiffany Drive area is a good area and a house can be purchased from 250,000 to 350,000.

Actually, you're incorrect. Cutler Bay runs east and west of the turnpike.
This is a map that represents a good portion of it.
