Concerning the area immediately surrounding NE 15th Street from what I have read is called the Omnia District -

I feel that there should be a retail corridor along NE 15th Street since it is a heavily traveled roadway. It would also support the developments along the waterfront. I'm surprised developers haven't jumped on this given the activity in Midtown and popularity of the Wynwood District.

A retail corridor would spur further development surrounding NE 15th Street and use up some of those vacant lots.

It won't work.
The Omni Mall was magnificent, I did not know it was gone...but soon after inauguration there were safety concerns. Developers made a very modern and luxurious mall in a very iffy neighbourhood.
They can funnel whatever amount of money they want in that area, it won't work in the long run.

There are massive redevelopment plans for the whole area, lots of land grabs by large developers, although most of the big retail development will be further south in the Park West neighborhood ("Miami World Center"). Currently the demolition of the old Miami Herald building is almost finished, there is a new condo complex going up at NE14th and 2nd Ave., and talk of building something above the Omni bus terminal, and the School Board is increasingly interested in redevelopment prospects. Unfortunately, it means the traffic situation there will quickly become similar or worse than Brickell (already Biscayne Blvd. north in the afternoon is a huge mess).

Add the Biscayne Promenade coming traffic will only get worse. Bus 3 for me it is

Congested Biscayne Boulevard may narrow - Miami Today

Nope, bus #3 only gets stuck in the same traffic.... Citibike for me!

But as I remember, the area was dangerous. I mean, at certain hours the area was kind of sinister, lots of winos and there were dangerous areas nearby. Did they solve that problem?
