If possible, which area in Miami with high crime and drug activity do you think has the best chance to go through a complete turnaround, like Miami Beach in the 80's? Is there any gentrification going on in Miami at the moment?

Overtown areas adjacent to the Edgewater and Entertainment district. Also that Graffiti/Street Art City in Model City, but that doesn't counts as gentrification.

The area around the design district and midtown will improve a lot. Also grand ave in coconut grove will improve a lot too.

Well, to a degree. Along the bay, yes, there has been improvement. At Midtown Miami, yes, also nice. The bulk of Midtown (east of 95, west of the bay, north of the MacArthur and south of the JTC) however, still leaves a lot of redevelopment to be done.

Everything that's waterfront is fair game for renewal. That said, I'm impressed with what's been happening in Wynwood over the last decade. We can all thank ArtBasel for incubating this success story.

Midtown, Design District, Downtown, Coconut Grove its already happening. I think though it will take more than 10 years. A friend of mine bought near the Design District 10 years ago thinking it would have changed much more already than it has. And it has changed a lot. I think she was thinking it was going to change like Harlem did in such a short period of time.
