I don't know what your criteria is but north of Kendall along SW 117 Avenue close to bird road isn't so nice. Crappy little old houses.

True, but everything is extremely far and we have to pay many tolls to get anywhere

I remember Kendall was so much better and more desirable 10 years ago, not anymore... Now the traffic is insane, overpriced and too many recently arrived immigrants who refuse to assimilate...

That doesn't apply to just Kendall, it applies to all of Miami.
