i and many others are reading reports of "miami-dade" today in the news.

i hope the question is not too hard. perhaps zip codes? or area names. thanks.

"Cheap" is such a relative term. What is cheap to one person may not seem so cheap to another (a price range would give some clarification), but I were to name "cheap" areas, I would say Homestead, Hialeah, parts of Westchester, parts of Sweetwater, and Little Havana.

If you're thinking of buying a foreclosure, be prepared to pay cash.

i used 'miami' but i am not sure if your suggested areas "Homestead, Hialeah, parts of Westchester, parts of Sweetwater, and Little Havana" are in there.

Most of those search results are in the ghetto.

Homestead zip codes: 33030, 33033, 33034, 33032
*This is where the farms are, but there has been a lot of residential and commercial development there in recent years.

Hialeah zip codes: 33016, 33012, 33014, 33015, 33010,
*The western part of Hialeah is better than the eastern part

Little Havana is a neighborhood of Miami.
Check this out for the zip codes:

The parts of Westchester that are good are mixed with the not as good properties.

For Sweetwater, the better areas are in the Fontainebleau area (mostly condos). Many of the condo/apartment complexes have "Fontaineleau" in the name. You might want to check out:

Zip codes: 33144, 33172 (this one is in the Fontainebleau area), 33174, 33182, 33184, 33194


Like I said before, you will want to make sure you are able to pay with cash because these banks selling these foreclosures want cash so that the closing will go more smoothly. With financing, your chances of buying a place is less than 19%.
