Im from a small town just south of Atlanta and Im tired of pulling my boat for hours to the water. I live by myself in a 3 bedroom ranch on a private 1.5 acres now with a mortgage and I cant see myself downsizing into a condo. I was thinking if it was possible to buy a small plot of land in homestead for $10-15k where I could put a small mobile home and over time build a modular home on it. Then build a workshop for working on my toys. Im used to dirt roads and rual areas so it woudnt be an issue. I figured the advantage would be that I wouldnt have to go far to get to world class boating areas and woudlnt have much of a mortage at all. but is there land in that price range that would be zoned for that purpose? Is there something im missing?

In most places in Miami-Dade county you cannot place a mobile home or modular home on a lot unless it is temporary or in a mobile home park. In the Redlands you can only have a mobile home as a watchmans quarters but not as a residence.

No wonder you never see that in the rural areas like the Redlands I remember seeing that a lot in Texas. It doesn't look good. I don't even recall seeing that in other parts of central and south florida but maybe I didn't watch closely

In Redlands any land small or large two acres lots would cost 100k alone. Zoning will not let you put modules here at all because of hurricane issues. There are few trailer places and those have waiting list to get in.

You could try the keys, they have more trailer parks and perfect fishing.

Yep, I just read Miami-Dade regulations section 33-20. Pretty much nothing is allowed to be stored on the lot unless theres a house already there or in the process of being built. And I understand that. It helps with property values in the area. Kind of funny, i see a boat on the areal view of a vacant lot for sale im looking at. Im just trying to find a way to live there without being tethered to a mortgage.

Have you looked at buying a house in Homestead? I think there are a lot of good buys out there now. I mean the city of Homestead...not the Redland which is in unincorporated Miami-Dade County. BTW, I have lived down in this area for 35 years.

After Hurricane Andrew I had no idea there were still trailer homes or parks in Miami Dade county.

There is still one in Florida City. It appears to be thriving....lots of retirees. It is on Palm Drive, just west of the main part of town.

There are also a couple in Leisure City. One is on Biscayne Drive (SW 288th St.)
