I am writing to ask if you could inform me about the regulations of measuring gross floor area. I would like to know if terraces are included in gross floor area and what the meaning of word "immediately" in the definition: "inner or outer balconies to the extent of a drip line from a roof or balcony immediately above, whether walled or not, if they are utilized for operational functions". I would be grateful if somebody shows me some pictures showing that issue. Thanks a lot!

It sounds as though this is in reference to one specific listing because normally listings are not worded this way, and normally only 'under air' (climate controlled indoor space) is included in the square footage number.

This particular description sounds as though they're including square footage on the balcony up to where it is covered by an upstairs balcony.
