Suggestions on good areas to live in Kendall
Can anyone suggest any communities of Kendall that are good and safe. I've heard the east areas of Kendall are better. Any feedback will be appreciated.
Thanks

East Kendall is nice, but it is really about the big suburban lots with million dollar homes. West Kendall is about the zero lot line homes. Personally I would go with the Dadeland area due to the Metrorail, mall and somewhat closer location to the beaches.
Safety wise it is very similar across the board...

Chelito is right, the Dadeland area is nicer and closer to 826 and US1. Also with the new "village" finished, you might want to look into buying or renting one of the condos across from Dadeland Mall. West Kendall, the Hammocks and all that area west of the Turnkpike is pretty far out and traffic is outrageous.

Kendall is not generally an unsafe area. However, being mostly 70's and newer there are few connecting roads between neighborhoods. Expect traffic to be horrible at times. It is almost as bad as Doral, the worst suburb for traffic.

where is dadeland in relation to University of Miami? Also what is rent like in the Grove? I started applying to jobs in a number of city, states and Miami is one of them. I currently live in Fort Lauderdale but if I get a job in Miami I will definitely be relocating.

Dadeland is 15 to 20 minutes south of U/M, depending on the time of day and the route traveled.
I live in East Kendall and work in Coral Gables and travel the route daily. It is doable with minimum stress.
Rent in the Grove goes from highly outrageous to fairly reasonable, but the area is hit and miss.
(Safe and beautiful areas right next to downright scary areas.)
Another even closer area to U/M is South Miami, where there are alot of decent apartments in safe neighborhoods.
Good Luck!

Hello Mp19 & anyone who reads this...
Ok, I will try to make this as easy as possible for those who are still in the dark about "Good and Safe" areas in Kendall or any where else in Miami-Dade. For those of you who are worried about Crime Demographic, Sexual Offenders / Predators, Code Violations, and or Capital Improvements the first place you should check out is the MiamiDade.gov website (http://gisims2.miamidade.gov/MyNeighborhood/home.asp) This link will show you past issues and benefits any area of the city. Please remember that a Safe & Good neighborhood begin with "PEOPLE", people who are interested in their homes and their neighbors. This will make a small difference, but crime can and will happen anywhere and anytime! Kendall, East or West, more traffic & less traffic what you need to make up your mind is where you are going to work first. Find your home as close as possible will cure the traffic issue, right? If you use a REALTOR (HINT/HINT) you will save yourself time and aggravation! I wish you the best and hope you love living here…”Welcome to Miami!”

All depends what you're lookin' for. I live in Kandall Lakes which I guess is considered West Kendall. Somewhere between the McMansions and the zero lots. 1/4 acre, 4br 3 bath and a pool. Everything we need is right here. Not far from the airport, the turnpike and plenty of shopping. Schools are everywhere. Plenty of parks. I've always felt safe here. Good luck with the research.

I grew up in, and my parents still live in, Pine Acres Estates. You will not see a sign anywhere for it because there isn't one and there is no HOA; early 70's single-family homes on 1/2 acre lots. The homes were very well built (ours made it through a tornado that was embedded in the eyewall of Hurricane Andrew with us inside) and the neighborhood is very nice. Decent schools by Miami standards as well. Generally bordered by SW 112 St and SW 120 St on the north and south, and SW 99 Ct and SW 120 Ave east and west.
