Remember, very very few people in Miami have ever seen falling real estate prices. They will very soon though! They would rather sit on an empty property than sell at a discount. Prices are not falling as few are selling.

these people r going to be in for the surprise of their lives. Miami and NYC seem to suffer from the same thing. They think people will pay ridiculous prices just because its NYC/Miami. They don't get it, the game is over.

I have a friend who is staying in the shelter right on the corner on North Miami Avenue and 15th street. I don't care how close this area is to the Art center, Brickell, whatever, NOBODy in their right mind would buy in this area. they tried to revive th area years ago with the Arena Towers. It's a scary area. Sure you are a few blocks away from all that Miami has to offer, but to be right smack of all that scariness doesn't make sense to me.

Where exactly is the "Arena Towers"? To be fair, if a person is BRAVE, they could change a area. I saw it happen in Fort Green in Brooklyn. There is a area that was over run with drugs and prostitution. Then yuppies pushed in from Manhattan. It was tough for them in the beginning but they got their friends to buy around them and they turned the place around. So if they will power is there, Overtown could definitly change.

yeah- i live in downtown with a scenic view of overtown and i can tell you- those condos will not last long.

They also revived the downtown West Palm Beach area, which was a drug and crime-ridden mess until they built City Place there.
