Hi,
My family and i were thinking in moving to south florida near miami area.
We have 3 kids (1,5,9 yrs old). I have 39 and wife 38yrs old.
Recently my wife got an offer on Texas and Miami, but we have been to both
And we enjoy more the weather of Florida.
Her offer is 150k a year plus benefits.
And i just sold one of my business and have around 400k to start investing on the
Miami Area, could be on Business or other kind of investment.
I will still have a contract of 100k annualy for 5 years, so between wife
And me we are gonna bring 250k a year for the next 5 years plus whatever
Brings my investments in MIA.
This said, us being totally bilingual (english and spanish) could it be very difficult for
A family of 5 to live in this scenario??
Is investing so rough in this area??
We just need safe place for kids with good schools, we are not looking for luxury!
Her Job offer is on a hospital, its for may 2015 and i have many
Visits to do; to look for investing ideas, but i wanted to know a basic honest opinion.

With that sort of income, your housing budget could be in the neighborhood of $4,000 per month which could put you in 3-4 bedroom single family home in a neighborhood with good public schools, namely Pinecrest and a few others in the mid-southeast part of Miami-Dade County or elsewhere in the same county (it's big) or possibly even Broward County.
Indeed, which hospital?
Alternatively, you could also stretch for private schools and have a bit more flexibility in terms of neighborhood.
In terms of investing, it is hard to start from scratch anywhere, so it all depends on exactly what you do, to what extent it depends on the local economy, and what contacts you have.
In terms of residential rental real estate, current buy prices are very high, even in outlying neighborhoods again, so yields are very low - and that's if you buy cash; if on debt, then maybe negative cash flow - and further short-term gains questionable. But it tends to be a volatile market, so you maybe able to pick your spots over time, but right now is not an optimal time to jump in.
Unless you have good local contacts, probably best is to have a business that does not depend on the local economy.

Looks like moving to South Florida is a good option for you guys. But make sure the job offer is legitimate. Several people I know keep getting hired for jobs that "might exist" at the starting time, but end up not existing for whatever reason...often it's a supervisor who goes ahead and starts looking for somebody while the higher-ups haven't yet fully approved the position. May 2015 is an eternity away, in this respect.
HVAC, roofing, and hurricane shutters are always in strong demand around here. There are a few businesses in solar, and that's another potential area--one day we might have a Governor who actually believes in solar in the sunshine state
. But even without State subsidy, some people make good money.

The memorial health care has various locations that she could
Stay in one or visit a couple of them..
Visiting various of center = more income but also more driving and
More work. Think i heard about hollywood, fort lauderdale and miramar.
And another in for Jackson Memorial.
We have untill septmber 15 to decide, cause the job openings of may 2015 must be reserved by 2014.
I had gas stations, Pharmacies and Real Estate Investments.
Ive searched and there are many good business for sale in the area, of course we must
complete a due diligence first, analize well there books etc etc.
We just want a safe neighborhood with nice schools and just live happy and comfortable.
I got the numbers today and her gross its 200k, im getting 150k untill 2020 and will invest
At least 400k, and will stay with savings in case of emergencies.
So ballpark 400-450k gross!
Of course, plan is to continue investing to reach our goals.
So maybe living with 200k and investing the rest.

If she takes the Jackson Memorial position then really look at Pinecrest area because she would have a short commute to the metro rail station then only about twenty mins into the hospital area station. In Pinecrest you would be in the best school area and wouldn't have to worry too much about private schools.
Forget about Gas stations here, they make very little profit from the fuel and mostly from in store purchases. Also they have had to upgrade all tanks to double wall which was very costly and the insurance for the stations are ghastly here.
In realestate, if you are planning on buying to rent out remember that most folks here are working class and simply can't afford the high rent some of the investors would want. Blackstone group and other Huge firms have taken all the cheap distress homes and quickly found out that they could not sustain the high rent in some areas.
Other areas in the south end of Miami that you can get more bang for your buck would be the falls area, Palmetto bay, coral gables.

Now that you mentioned the double fiberglass storage tanks, i worked with EPA and that its very true, many gas stations having to convert single to double close for 8-10 weeks, this is something costly no to mention the 200k for the construction.
That’s said, the profit from gas is very little you a correct, but it has the good sides also..
I’m not searching in something in particular, I’m interested on investing on any proven business, excluding adult entertainment that could probably be the most profitable haha, but it’s out of the question.
I know it’s not easy to find something that could be profit, but eventually in the first year, i could start to invest on little business and start from there..
I just need to invest on a business to could bring me at least 80k to 100k a year, that could be a start, then just keep moving from there.. It’s not easy but been there done that.
I’m getting all the pieces of the puzzle together, cause it has to be practicable for both of us, she could start here job and i could start my investments, if it’s not that good for her or for me, well it’s not a risk we are willing to take for now.
I hope we could find something good on Florida, we are looking forward on moving!

Couldn't give you advice on what to do business-wise, but Pinecrest sounds right up your alley. I'd suggest Palmetto Bay as well, houses will be a little cheaper and good schools.

I live the water, love boating! Is there any area near boat
Access??
We have friends on fort lauderdale, pompano and miami living in the intracostals and paying from 3k to 6k monthly, but as much as it could be a dream for me; having my boat there, it also scares me cause of my kids and thats gonna be my priority!
Ive always had boat on marina, and i belive for small children its safer that way.
Any suggestions??
