I'm curious to know just about anything including personal experiences about the Cutler Cay neighborhood in the northernmost point of Cutler Bay. I know flooding can be a problem in that area but I'm not sure how prevalent flooding is in Cutler Cay.

I'm aware of the property tax range and the communities hoa. I would like to know if flood, wind, and hurricane insurances are necessary and/or common living within Cutler Cay's fairly close proximity to the bay as well as anything else about the Cutler Cay neighborhood.

I live in whispering pines section of cutler bay and that area can flood in certain areas, like along the canals and in the eastern parts close to the bay. If you go to the cutler bay web site they have a flood map which can guide you more. I live on Caribbean blvd right behind the lake and that area is a X zone because it sits on a Coral ridge so even in flooding events like Andrew my house didn't flood so we opted not to have flood insurance. Property insurance is needed because we are a lot closer to the bay and you can expect wind damage if a hurricane comes.

OP you need to check with how the homes were built in Cutler Cay. They were many lawsuits due to bad construction. Do your research first before doing anything in there..

Soggy Bay and other coastal areas which were swamp are low. Cutler Ridge and US-1 area are high. Safest bet is to go for a neighborhood built before 1965. or anywhere that pine trees grew.

Someone correct me if I'm wrong, but isn't all of Cutler Bay a hurricane evacuation zone? Meaning that its residents are required to leave the neighborhood in the event of a hurricane warning whether they want to or not.

In the past anyone east of US1 was under evacuation orders if a Cat 1 storm threatened the area. But they just put out new Evacuation zones a few years ago and I'm not sure exactly how that will affect Cutler Bay as we haven't had a storm.

It looks like some parts will still be under mandatory evacuation (A) for a Cat 1, but some parts closer to US1 might not be.

Cutler bay will be evacuated per zones, that is why we are constantly getting flood maps. That being said you might be in a none flood zone like me but, navigating to outside my immediate area might be tricky along the canals right after a flood event. I know the east of old cutler is a red zone so that area would the first ones ordered to evacuate.

Also noted that cutler bay is in a evacuation zone in case of a major emergency with turkey point nuclear plant since are within ten miles, but north of 184 street is the safe zone.
