I rent a 750 sq. ft. condo on South Beach. It is in the middle of the island and does not have a water view, although it is about 2-3 blocks from the ocean. Nothing extravagant at all. It's up for sale for $400,000 and will probably sell for that price...just gives you an idea!

I like the last home in the pictures! even if it does look like a converted gas station in the front

The bad part about being an entry level buyer is that EVERYONE else is also! if I could spend 1M+, I'd have more choices and less competition for the few diamonds in the rough out there

A few more questions please...

Are single story homes safer than 2 story in hurricanes?

How hard is it to get a permit to either add on a room or a garage? I noticed that the really cute (older) homes don't have garages. Is that because they won't give permits?

Is Coral Gables designated a historic area? meaning that you'd need approval from a historic board to paint or change the exterior? CG is so damned cute !

Default Get a condo !!!

You can find a condo with a water view under $ 400k. Market is tough now and I'm sure you can find something nice. A house would be very difficult, however never say never. Maybe you can find something in the Foreclosure market. A lot of people are losing houses and you might find something that way.
