please confirm if you have to download separate Pay by Phone apps--one for Miami and another for Miami Beach??......my understanding is that parking lots are the preferred (less expensive) places to find parking, followed by pay by phone, and then the on street machines that take your credit card that charge you $4/hour....please correct anything wrong stated above.

PayByPhone and Parkmobile are separate, just as Miami and Miami Beach are separate municipalities.
Parking lots that accept either of the above are preferred. But parking lots by themselves, specially in Miami Beach are more expensive, for example with the apps you pay for estimated time of parking, parking lots will probably charge a flat fee, say $20 you can stay 5 minutes, 12 hours, still $20.
If you can, avoid those credit card machines. $4 and hour, I'm looking here at my statement, with PayByPhone we paid 2 hours on SW 8th Street (Calle Ocho) $2.40 for two hours.

Yes! We found out about this near the end of our stay and I must say it did relieve our parking situation somewhat.

FWIW, I just got 90 minutes--service charge included--for $2.79 in Coral Gables via Pay by Phone.

Street parking in south beach is expensive. The city doesn't want people going around endlessly looking for a spot. That increases congestion. On the other hand, city owned lots are reasonably priced

Brickell City Centre states it has 2 hour free parking--for now. I expect that to change at some point in future.
