This one is for the resident Realtors on here: once the last of Doral's new residential buildings have been built up and sold out, do you expect property values in the area to increase due to there theoretically being no "new construction" available? I don't even think there are any new sites being built up for SF / Townhouses, just condo's such as the new sites on 107th Ave and 58th St, 107th Ave and 74th (behind the McDonalds) and the new condo's closer to City Place (I consider the large townhouses near the 74th mount trashmore as already built up).

The white course (near downtown Doral) is already under construction for new single family homes/townhomes. The two developers working on the project are Lennar and CC homes. They have two sales offices. I remember 600? units or so. All very densely built. Look for the signs for "Canarias" near downtown Doral if you want to check it out.

There's also a plan to build some new housing near Southern Command, but I believe that's exclusively for members of the military. (The highest ranked and lowest ranked if they haven't changed the project. Congress was not amused by some of the rents the Generals were paying in Coral Gables)

The only other projects I'm aware of are up in Hialeah.

In any case, we're definitely running out of free land to build up. At some point, we may see some things knocked down for projects, but that's likely to be high density as well.
