The only problems with these areas (in my opinion) is that they come with a lot of traffic and everybody speaks Spanish. Other than that they are great.
"Great" is a huge stretch. They are not very clean looking and loaded with poverty, however they are very close knit immigrant communities which leads to a relatively low crime rate for a poorer area. Actually Sweetwater is very safe but also ugly.

I'm a gringo and I like my cafe con leche. I would say that those areas don't compare AT ALL to real ghettos like Liberty, Carol City and Opa Locka. I feel like a stray bullet is going to come whizzing towards my windshield, or someone fleeing the police is going to slam into my car when I drive through interections those areas. Sweetwater is an immigrant enclave where almost nobody speaks English. However, I never fear for my safety in a place like Sweetwater, and it's not very dirty. Also, I can speak Spanish fluently, so I never feel like I am on another planet like most white folk who venture into Sweetwater.

Although sweetwater has two malls close..so that is a good thing in my book. But I dont' like the houses or the areas that you mention. I tend to like Doral, Kendall, and of course Gables, South Miami, Pinecrest and Palmetto.. but these last 4 areas are way expensive.
Kendall is not that hispanic, its more like 50% actually 49.91%.
