Moving to Miami Soon
My job is relocating to the Miami area in late June, Kendall. Any advice you could provide me and my wife on where to live and school options for my High School Age son would be grately appreciated. There is one little glitch in the commuting. I'll be working out of our present location in Biscayne Ave. in downtown for the first 2 months. Then opening up a new office in Kendall. But we would prepfer to live close to where the new office is in Kendall. Assuming, that is possible.

STAY EAST. West Kendall (west of 123 ave) is VERY congested and not so nice. Commuting during rush hour getting east in the mornings is horrible...same thing with going out west at 5pm.
We need to know your budget. I would definitely rent for the 1st year though.....prices are forecasted to drop another 24% by May of 2009 according to Money Magazine's experts that have been right most of the time. Most people expect it too...not just the "experts".
Tell me what your budget is and I can assist you further. I grew up in that area...off SW 120 St. and 84Ave.....lived there for 25 years.

120,000 for a house ? There are no houses in Miami, Dade or Broward for 120K. Not even close. Not even a townhouse or condo for that price right now....and I am talking a semi-decent. I guess you need to rent.
Now if you make 120K...then you can afford a house that is around 300K providing your debt to income ratio is relatively low.

I think you should rent first, so you get to know the community and chose with time and maybe even get a better deal. But you should be careful about schools though.
I agree traffic can be a pain, but since you will be working in Kendall, maybe not.
I really don't think the West side of Kendall is not that "nice" It is still looks middle class to me. It's not like there's ghettos there.

I've heard good things about Miami Ferguson HS in the Kendall area. But I'm not too familiar with western Miami, I'm rarely out in the suburbs.

Stay in East Kendall just less congested. For 300k-400k in a year you might be able to find something in East Kendall. I would suggest renting for a year. My neighbor is looking to rent out his house in east kendall not sure what he wants. But you can PM me if you are interested. I would look at staying in the Killian High School boundaries.

Fro 300-400k....stay east of SW 107 ave. But even better is the Village of Palmetto Bay which is just east of US1 and very close to kendall. Very sought after area with lot's of nice homes on bigger lots...very family oriented neighborgood with quality people.
My parents live in a very nice area....since 1979 as a matter of fact. It's unincorporated Dade County and is west of US1...but only by a block or two. There is a house across their street that was JUST put on the market that is beautiful. It's extremely rare for a house in that street to go for sale since people buy and stay put. They are asking waaaaay too much. Offer 400K and see what happens. They might just bite since the property appraiser site shows that they bought in a few years ago for 250K
