Appraised lower. We were renting our house for 5 years, so we didn't have the benefit of SOHs. OUR high valuations (hence taxes) have been paying for everyone elses low taxes! (I wish my taxes were $4600!)

In 2007 they valued us at nearly the peak in "bubble" value. Now, for 2008, they've lowered us to almost real street value -- at least kind of close to it on Jan 1 when they set the tax rate (from what I could tell anyway).
We'll be homesteaded for 2009, so we'll get the exemption plus the 3% benefit of SOHs. Selfishly, we want house prices to continue to weaken into 2009, our house gets "fair" appraised lower again (when valued on Jan 1, 09 -- which I'm NOT holding my breath for btw), then we "lock" in at a much fairer valuation rate.
THEN housing can go nuts again! lol

As soon as SOH is eliminated by the courts then the politicians can start trying to find a system that is fair to everyone.

Oh, ok. My house appraised at the same as last year. Thought that was a little weird since the house right behind me never sold and is now abandoned and the next door neighbor's house next to them hasn't been able to sell. They've gone down to $373K and no takers. They have a 3000 sq ft home 4/3 with a pool, built in 2002. It doesn't seem too high but I don't really know what homes are selling for here because none have sold since 2007. Maybe when a few homes sell in the area, they'll reappraise?

Does anybody know what the property taxes are in the zip code 33175 for a townhouse, about 1400 sq ft.?

Due to the high property taxes - I will not be purchasing my condo on Brickell Avenue. Taxes for 1 bedroom condo: yr 2007 $4,727, yr 2008 $4,636.
That is $386/mo plus condo fee of $340/mo. Even if pay cash on a short-sale deal, you have approx $700/mo fees and taxes. On the new buidlings on Brickell, they have condo fee of $600 or more.

Yeah - the financial planners were not happy with the property tax expense. I am going to keep monitoring the situation over the next 6 months for any changes.

Lots of present owners in miami-dade are being forced to sell their homes or condo due to the increase in property taxes over the past 6 years.

The property tax rates here are in line with those of New Hampshire (at least when I owned property there), another state without an income tax.

Taxes in Miami Dade County are criminal. No jobs, high gas prices, high groceries prices. Miami - Dade tax appraisal office is the Mafia. Missed managed and corupted . The county has PARK AND reC EMPLOYEES THAY MAKE 60K A YEAR. " TO CUT GRASS" AND THEY WANT THE RESIDENTS TO PAY UNFEAR TAXES . MY HOME IS 150K THE COUNTY ASSESSED IT AT 288K I CANT EVEN PUT IT BACK ON THE MARKET FOR 130K . PEOPLE ARE BEING FORCED TO SELL THERE HOMES . THE BANKS ARE WILLING TO HELP THE PEOPLE . WHAT ABOUT MIAMI -DADE COUNTY. THE TAXES PEOPLE ARE PAYING IS UNFEAR . THE COUNTY HAS THE RESIDENTS WITH TWO HANDS ON THERE NECKS. THE MAFIA ---PAY OR ELSE.
