I am sorry, I would never buy in that neighborhood Lakes by the Bay, did you see what it was like after Hurricane Andrew went through there. I guess people that buy in there don't know or leaved through it.
Cutler Bay used to be called Cutler Ridge, because parts of the area sit on a ridge (high ground). If you are going to be in the Cutler Bay area, I would look a little bit further north and maybe a little bit inland. If you drive some of the east west roads from US1 to Old Cutler you can watch the road dip up and down, where the ridge is and isn't. Also in that area you will notice some homes are built much higher than the road, because that area floods or is prone to flooding, so the builders built the homes on top of a pile of dirt to protect the homes basically.

It is in lakes by the bay in cutler bay...right off old cutler road and SW 126 street. Established neighborhood, low HOA of 81 a month.
Built in 1996, 3/2, 1650 square feet. 2-story. 1 car garage. New roof after Wilma. Original A/C. small backyard and houses close together, but very nice landscaping in the back. Inside is nice...pride of ownership throughout.
Do you think prices will fall below 249K for such a home ? I have been back and forth with the seller..it is a buyowner property. I am nervous...don't know if I should dive it or not.
