Great post logybogy. However, doubt you'll get many replies as South Fl is still in heavy denial.
Wait till 08 and most threads will be on this topic.

If they really got it for only $147k, they can afford to lower their price from $389k to $300-325k, thatll get it sold and still give them over 100% profit. Their asking price is way too high and almost no one can afford such an expensive house.

that is in an ideal world, where people aren't driven by the need for money.

You mean greed, right, Sunny? Because it costs a lot less to buy where they are going.
But never mind, the market will take care of the problem; in 08 she'll have an asking price of 325K.

And no one will buy it for that much by then. She has to ask $325k now before house values erode further. Hurricane season of 2007 is comming up once "winter" is over. A few hurricanes and thatll kill house prices. Frankly I see even less people that wanna stay because hurricane insurance will skyrocket and people will be scared of the hurricanes.

Hey guys!!! Sunday's Herald (2/18) - huge section on real estate...
HA! I don't wanna say I told ya so, but...
Basically ALL of Dade has gone up in value - most 10-20%!!!
It's right there in print. Read it!
Now condos...That's another story...
And even they will be ok eventually...
But there are really way too many & that was where alot of investors went crazy - though they're saying it's not as many as they originally thoght.
So fear not Happy Floridians!
We still ROCK!!!

Good article and in my opinion that is just greed asking $389,000 when you paid $147,000 they need to quit whinning and lower their price. They get no pity from me.

Elfyum thinks prices are still going up and that $389k is going to seem like a bargin in a couple years. What goes up must come down and we think those sellers are going to have to face reality when all the speculators leave and the real buyers refuse to pay those insane prices.
