North of 8th St. is lower-middle class / middle class area, so you don't have to worry about large amounts of spillover crime (because that area isn't a ghetto).
The generalization to avoid the area west of US1 is a bad one to use; there are some beautiful streets west of the university. What your friend may have meant is to avoid some streets SW of the university that are in the City of South Miami, particularly the small area around 64th Street directly west of Red Rd. (57th Ave.)
Yes, Coral Gables does extend over US1 toward Biscayne Bay. ALL of that is an extremely safe and affluent area.
You must have mixed up your friend's advice because the area s/he recommended is actually the "bad area" of which I speak above. Everything else in South Miami is nice.
The area whose boundaries you are trying to find is either South Miami or Coral Gables. I am not sure which it is, but I can tell you that all of it is very safe and nice.

Would you say that the area around Virrick Park is the best in Coconut Grove ?

Considering Virrick Park is in the "bad" part of the Grove, the answer is no. Anything outside of the area that is highlighted blue in the map in the Grove is great for renting. The difference between a street in the blue area and a street right next to it outside of the blue area, is a huge difference, it's night and day. Just stay oustide of the bad parts, and you'll be fine.

Ahhhh.....no the blue area = bad areas! I am going to play around with the map a bit and maybe change it to green = good and red = bad....maybe start a new post and have people give information about it and create an entire Miami map of the good vs. bad neighborhoods.

BTW,what about an area which looks ideal for boaters,right "above " the Marina,
between
1 Federal- 22 east- Tigertail- 27 east ...?

If you colour the Mi map in
green= good,
orange = acceptable
red =bad.
& your info is right,
then you will create one of the most popular threads & make this website really helpful.

I can comment more, I suppose, but I've answered all of the questions that have been asked! Haha maybe we should make this thread a "sticky" because that map is awesome. I should play around on Google Maps and make a map like that for all of Miami-Dade County
