Gables Court HELP!!!!!!!!!!
Hi all. I'm thinking of renting a 3 bedroom second floor condo/apartment at Gables Court located around 6880 SW 44th Street, 33155.
It's in between Bird and Miller Streets, closer to SW 67th Avenue.
I've got a crazy deal going and I'm wondering if I could get some input as to neighborhood and safety issues? It's to be a rental for three female students at the University of Miami.
It's only 3.68 miles away from the University, but I'm not familiar with the area. They want an answer like, yesterday.
Please add any comments and give advice as to what your opinion of the area is. Thank you all so much!

If you are a single female, I would strongly recommend "no".
Your apartment complex is less than a quarter mile from one of the only railroad tracks in Miami-Dade County (Choo-choo!!!  ). You are less than 1000 feet from a ratty industrial park on 44th street. The residential neighborhoods next to your apartment complex are the kind that have few Americans left; most of your neighbors are "no speakie English", fresh off the boat immigrants. They stack their cars 4-deep in their front lawns. I know for a fact that there are a lot of police calls in your immediate area. It is one of the fabled slums that is so close to Coral Gables.
You make the call.

I have to tell you, my gut feeling is that it's not the best area in the world too. Sometimes, when it's too good to be true, it is.
I am still looking for more opinions, or even more support for Cuba's opinion. I need to tell my teen whether she can or cannot rent ASAP.   
When I looked at it, the complex itself was great, but the area surrounding it -- not so much.
I just need to grow a set  to say "no" to the wee one.

Like I told you in another thread, one of my good friends grew up less than two blocks from there. I was there about a week ago, actually, and it's still a nice area. Driving to UM is a pretty, safe drive as well: you can take SW 67 Ave. down to SW 48 St. or SW 56 St. - both go right to UM. There are lots of UM students, young professionals, and Cuban-American, and Anglo-American families in the area - not a lot of "fresh off the boat" immigrants at all. There is no slum ANYWHERE NEAR THERE, either, so I really have no clue what Cuba Libre is talking about. Wanna hear the big shocker? I was recently in Winn Dixie (run of the mill grocery store) at the corner of Ludlam and Bird and **gasp** well over half of the conversations I heard in the store were in English. So much for the idea of "no speak English." Again, you have nothing to worry about, as this is a nice area. I really am curious to know what it is about the area around Gables Court that you don't like. I can't think of anywhere that even looks run-down near there, let alone an area that feels unsafe.

mapquest it and you'll see what Cuba is talking about. I got the same feeling while driving through, but didn't want to believe it. To the west is all industrial and is not residential. It's all good, I've already said no.  But I appreciate the input. I guess it's all relative to what you're looking for you know? Thanks so much for your input.

The industrial area is separated from the residential area by a train track that receives almost no traffic. I have not even seen the industrial park besides in aerial images of the area because it's secluded from the residential side streets (Ludlam, etc.) and commercial main street (Bird). Seriously, the industrial area is a NON-concern - it's not like there's a ghetto area right next to Gables Court with several streets connecting the two... I would seriously reconsider your decision; saying "no" based on an aerial image and the advice of a forumer who is notoriously biased against majority-"Hispanic" areas (even if they are upscale) isn't necessarily assuring the best for your daughter. Maybe Cuba Libre won't have a problem with some of the $2000+/month two bedroom apartments in downtown Coral Gables?
