Renting from a developer in Brickell?
I have already been warned about renting from an owner on Brickell, as so many units are going into foreclosure at the moment. What about renting from a developer? I went to check out the Plaza (developer Related Group). Would Related be a "safe" developer to rent from (even though the ICON/Viceroy project they did is in the red)? How about renting from the rental building One Broadway? I though that would be safe, but the building has been blacklisted by BankUnited- so has the Axis.
It all sounds pretty daunting. I Live in Bal Harbour right now, but it is just too far of a commute to my job in Coral Gables. I want to move in 2 months, when my lease is up.
Any suggestions?

I was looking into One Broadway, nice building and prices are not bad. What do you mean they were blacklisted by BankUnited?

Never mind, i looked it up. It just means Bankunited won't approve a loan to those condos because of the uncertainty of the pricing and value. Which is every condo in the City if you read that list. Whic doesn't apply to One Broadway because they are strictly a rental property managed by a leasing office.

I live in One Broadway. The building is 100% rentals, no condos. I have no idea what the OP meant by it being "blacklisted by Bank United" since there are no units for sale, and never have been.
There was an article in Monday's Herald about getting a good deal on Brickell condos for rent(google it, as I can't link it). From the article, it sounds like Related is a good developer to rent from. They have an aggressive rental program. If you rent from them, you have to agree to move with 30 days notice if they find a buyer for your unit. But because they have so many units and they don't want to see a renter leave, in the event they sell your unit they will bend over backwards to get you into another of their units. The article had a renter who got a 2/2 from Related for the same price as a 1/1 because they sold his 1/1. He also got two months of partial rent. Sweet deal for him.
And, God knows, Related has many, many units in their rental pool so you have a good variety to choose from.

I looked at your building (One Broadway) but have only heard nightmares from the couple people I know who rent there. The rooms are overpriced and w/ no frills. I rent a larger 2br/2.5 ba marble/granite palace down the street from Broadway for LESS than what they wanted for an "average" 2br/2ba facing a construction site on a lower floor. There is now construction on 2 sides of One Broadway. I also found that few of their staff or valet drivers spoke English.

I live in One Broadway for one reason: they let me rent month-to-month, and I don't want to commit to a 1-year lease. Yeah, the construction is a nuisance, but it's only one one side. The other side is just a hole in the ground, and has been for 2 years with no activity.
One Broadway is definitely NOT your best bargain on Brickell. You can get far more bang for the buck in other buildings. On the other hand, I love the location and ease of access. It's easier to get in and out of than most other buildings, without any of the traffic tie-ups and congestion. I love South Miami Avenue, and Segafredo and walking to the supermarket and Mary Brickell. And I definitely like dealing with a professional management company, instead of an individual condo owner.
Anyway, I wasn't recommending One Broadway in my post. I was recommending Related as a landlord ....

They must really be milking you good if you're renting month to month. I knew they had bi-annual and 3 month rentals in furnished units, but geez, month to month?
I think Related Group is too large to get any good customer service. "500 Brickell" is a Related Group building, and their front desk attendants were like dumb robots.

I'm renting a daily Flat ($70 daily, all bills/furniture included) in Coral Gables but searching for a small apartment [Brickell-Coral Gables-Dadeland Mall areas] to rent month-2-month.... and recommendations?

Wow, The Related Group has started to rent...I would rent from The Related Group. With that said I have not rented from them, but I know the people at Related.
