If it has condos it is a wasteland in my opinion. The whole idea of building condos in a residential suburb is stupid. They eventually degrade into relics from the time they were constructed and only add to traffic congestion. Condos belong near centers of employment or special attractions, not fouling up suburbia. Just drive around Hialeah and see how bad condos become after decades of existance. High crime areas often are those with a high welfare population, usually darker in appearance. However, lower class Latin-American areas always look nasty due to their lack of appreciation for nature and habit of crowding scores of people in one home instaed of living in a place they can afford.

All along Flagler Street is pretty ugly. Goulds (south of Cutler Bay), Naranja, Florida City, West of US1 in Homestead all the way till you reach the farming area (when it gets nice again), Bird Road west of Red Road everything along there is pretty ugly. West Coconut Grove, but they are working on this area, its getting nicer. I am not sure what this area is, but if you are on US1 and you take 27th North that whole area isn't that nice, its not horrible either like Liberty City. The area east of US1 all the way to the turnpike and north of Coral Reef Drive, Coral Reef SH is part of that area. The area west of Cutler Bay, on the other side of US1, Southridge HS is there.
