Now its the place where Afro-Americans live- minus the rich part. The rims on the cars out front are worth far more than the houses. Any area where u can say that- is usually a bad area.

Richmond Heights is still a black neighborhood, a mix of middle class and working-class. Some properties are well-maintained, others are run-down. Overall, it's an OK neighborhood... not too unsafe.

I never liked the Fountainbleau area for some reason. I would avoid it not because it is a crime ridden area, but simply because of the over abundance of (unattractive) condos. Some of the newer ones are quite nice. But, I just never liked an area full of mammoth apartment complexes.

Yes, Richmond Heights has some nice older properties with decent lots(not cookie cutter) and they are not that cheap. I wouldn't consider some of those areas the "worst" at all.

The less desirable areas to live:
Goulds
West Perrine
Naranja
Florida City
Some parts of South Miami
Some parts of the Grove
some parts of Cutler ridge
Some parts of Homestead
Some parts of Cutler Ridge

In other words, it's better to have a street address since some of the best neighborhoods are right next to the more challenged areas.
