Generally, the SW-labeled streets are nice (most bad neighborhoods are north of the City of Miami proper). SW-labeled areas to avoid are:
Parts of Homestead
Florida City
Western Cutler Bay
Western Perrine
Goulds
Sweetwater

Sweetwater isn't dangerous, it's just unattractive and run-down in many parts. Much of the Flagler corridor (and areas north of Calle Ocho in Little Havana) is the same way, so add that to my list as well.

That's around Sedanos, right? OK area, just some of the properties aren't very well-maintained. Some houses are well-kept but many are not. ˇEspero no haberte ofendido!

Nicarauguan, Colombian, Venezuelan, some Cuban. It's one of the most heavily "Hispanic" areas of Miami-Dade (over 90%) and most of the Latin Americans there are immigrants from countries other than Cuba.

West Flagler from the Palmetto going west is not bad. I see a mixture of new and old condos.
I'm talking N.W. 79th Ave and up. It does look a liitle old once you cross the Palmetto going toward the 60's.
