East Kendall or West? 8795 SW 112th
Can someone please tell me if 8795 SW 112th Street in Kendall is considered east Kendall or west kendall? And, which area is better?

East Kendall - a very nice area, and generally more desired than West Kendall.

thank you! is there a map i can view that breaks up east and west kendall? i have been looking at Yahoo Maps and Google Maps and cannot figure it out.

SW 117th Avenue/FL Turnpike is the border between East and West Kendall. Some people say 107th, but the distinction is not a big one.
Honestly, most of West Kendall is good, safe, attractive (especially The Crossings/Calusa Country Club and The Hammocks).. it's just that East Kendall is better in general because it has less traffic and has quicker access to the Bay, downtown Miami, and the MetroRail.

Anything pre-1980 in Kendall is alot more desireable than the trash built over the last two decades.

East kendall is usually more expensive and more central. Some homes after 117th are still very desirable and not cookie cutter like the crossings area & Calusa. Hammocks is nice still (not as nice though) but it's too far west and it's more cookie cutter.
Now just because they are cookie cutter I wouldn't classify them as trash. These are still nice neighborhoods, but it is what some people can afford.

Good synoposis. Generally, East Kendall is more desirable, but as you have identified, there are some desirable areas in West Kendall that are south of Kendall Drive. North of Kendall drive and west of SW 127 Ave. you have a mix of middle class and lower-middle class, depending on the specific neighborhood or street.

Rick, you should move to somewhere established with large lots like Southwest Ranches, Horse Country, Redlands, Sunset, or Glenvar Heights. Even some areas to the west of The Falls would suit you. Is your job located in Key Largo? If so I can understand why you would want to live down there as to not have to deal with the drive to the mainland everyday.

driving in the keys was one of the most miserable experiences of my life, i could not do that every day.. it was great views but my god the 2 lanes and theres always somebody driving 5 under
