What kind of people live in these Miami neighborhoods? (Hollywood: low income, transplants)

Hello,
Moving to Miami and wondering if anyone can stereotype what kind of people tend to live in the following parts of town:
* Downtown (Brickell)
* Coral Gables
* Coconut Grove
* Miami Beach
* South Beach
* Miami Shores
* Pinecrest
* Park West
* Broward

I am looking for median age, ethnicity, educational level, religion, life phase, culture, language, politics, sexual orientation, money, politeness, national heritage, expense, etc ... all the things you are not supposed to talk about in polite conversation.

Since I am looking for a good place to live. Ideally, please comment on crime in these areas. I hear lots of rumors about violent crime in Miami, but if it is anything like DC, Dallas, or NY then the crime is very localized and the better parts of town have the same random chances of crime as any good neighborhood any where in the US.

crime is not centralized to bad neighborhoods in miami, maybe murders, but thats it. violent crime can happen to you in the good areas also.

* Brickell young and older crowd. Mix of white & hispanic yuppies. Most people live in condos and some in very unfordable homes.

* Coral Gables, more suburban, family oriented, some white & but mainly middle/upper class hispanics, with some areas with low income hispanics. Some crime, but mainly car/home burglary
* Coconut Grove mix of white people & a small Ghetto in between.
* Miami Beach (too broad) mix of jews, white & hispanics. Older crowd, low income depending on the area
* South Beach younger crowd, gay central, some crime
* Miami Shores white/hispanic surburban, some gay people.
* Pinecrest White people and some hispanic upper/middle class, surburban (no condos) Can be expensive.
* Park West Have no idea where that is, must be a good place if I don't know it
* Broward, so Broad. closest areas are Miramar, Pembroke Pines and Hollywood. All Include both good and very bad areas.

Bottomline, you really have to research the area and we will be able to help you better if you give us a budget.

You know what, I might as well try to contribute with some misinformation myself.

* Downtown (Brickell)- Brickell is young urban professionals, upper middle to high income, not any real political feel but I guess slightly conservative, largely South American with some "anglos" mixed in. Crime is moderate, mostly safe area with some big city crime. Downtown is lower income with some gentrification, and not really safe to walk around at night. Not really sure what kind of permanent residents live there to be honest besides the homeless.
* Coral Gables- Split between white American and Hispanic (Cuban and South American), middle aged people with a lot of families, pretty well educated population, property crime is moderately high but not much violent crime, not really any "bad" areas but some pockets of lower income amongst a mostly upper class population
* Coconut Grove- Mostly white and black with not very many Hispanics (15% and under), very segregated with the black population living in a high crime neighborhood along Grand Ave, the rest is mostly burglaries/property crime and pretty safe, affluent young to middle aged population
* Miami Beach- Has multiple neighborhoods. Elaborate.
* South Beach- Is a neighborhood in Miami Beach, party oriented, young and extremely transient population, moderately high crime, very large gay population, some affluence especially south of 5th Ave, but the rest is mostly lower income, lots of Europeans, Hispanics, and transplants from all over the US, not a particularly desirable neighborhood on paper but in person it has it's own energy that draws people in and makes it desriable for many.
* Miami Shores- Mostly (but not solidly) white with a decent sized black minority and a smaller but visible Hispanic population. High property crime, but mostly low violent crime. Mostly home to middle class young and middle aged families and education levels are high. Some lower income areas.
* Pinecrest- Mostly white (lots of Jewish people), large minority of South American and Cuban Hispanics, upper middle to upper class, low crime, mostly families, some of the highest education levels in Florida.
* Park West- I don't know much about this area but it's a small, urban, up and coming neighborhood.
* Broward- With 1.7 million people of possibly even more different backgrounds than Miami-Dade and a completely different, more suburban dynamic from Miami-Dade County, you are talking about a pretty big "neighborhood" to generalize. It would take me a couple of hours to generalize every Broward County city. Generally speaking though, in comparison to Miami-Dade County, it leans more politically liberal (without much activism), and crime is lower.

Most of Miami-Dade and Broward County aren't particularly religious with Catholics being the largest group, followed by Jews and then Protestants. There is also a small but visible Muslim population. Sorry, can't comment on "politeness" though because that is a variable; you tend to reap what you sow.

*Downtown - Nobody lives there except bums, very much like Houston in the mid-90's. Stores are mostly for the low rent/ghetto crowd. A few eateries have sprung up in the first floors of the new condo buildings, but people drive there and valet their cars because it is not safe to walk at night.

*Brickell - Brickell is South of the Miami river, and it is way different from "downtown" north of the river. Very safe at all hours of the night. 20+ restaurants, bars, and a few clubs, all new. Lots of new, huge condo buildings. Three quarters Hispanic - mostly South American, and the remaining 25% is a highly marginalized white-American population. Most Hispanics are wealthy South Americans who live there on perpetual vacation. The few Hispanics who seem to be working and not partying seem like they are trying to hide money in the many foreign banks there.

* Coral Gables - Lots of big trees and beautiful houses. Crummy public schools for what you pay for. Probably 75% Hispanic. Money doesn't buy class.

* Coconut Grove - Historic area in Miami. A small but extremely violent, Mogadishu-like ghetto is situated on Grand Ave. Neighborhoods are beautiful w/ big trees, very similar to Coral Gables. Nightlife caters to the "Fat Tuesday Crowd". It is amazing to see the Miami trash that frequently visits the Cheesecake Factory there.

* Miami Beach - Older, quiet, very Jewish. Population is about 100,000 in mostly high density apartments and condos. Very few houses that are not on millionaire's row.

* South Beach - For tourists only, unless you are a complete wacko Moderator cut: inappropriate or a drug addict.

* Miami Shores - At least 2/3's white. No more than 10,000 or 15,000 people total. Like Pinecrest only sandwiched in between some very marginal, non gentrified areas. Cops behave like Nazis in order to make the whites that live there feel safe (so they don't move away and take their tax base with them!)

* Pinecrest - Majority Protestant area. Large lots, big homes, "A" schools. Low crime. These folks have not been overrun yet like the folks in Coral Gables.

* Park West - see: downtown (same thing) - "Park West" is a fancy name for an area was supposed to gentrify but hasn't. The bums still rule the roost there.

Isn't Park West where the Old Miami Arena used to be in that general vicinity along with Marina Blue luxury condominiums and the three other condos that stand next to it.
