I was searching for property management firm or property managers in Miami. Most of them require me to pay 1 month deposit for finding tenants and 10% of rent revenues for day to day management activities. However, I found the PM company thru website that offer low fee, 8% of rent revenues for management fees and $200 leasing fees. I checked the company and their head quarter is in Orlando but they have sales associate in Miami. The one who will be managing my property is the sales associate, it is not the broker/owner. I checked the real estate sales associate license thru DBPR and it's current. The company rating on BBB is B-. Do I need to worry about this company? The name of the company is Reid Resort Realty, Inc. / Reid Rental Management. Should I just go to real estate broker and pay 1 month commission to find tenant and manage it myself? I'm located more than 1000 miles from Miami. Do I need to worry much if they offer lower management fees and finding tenant fees? Thanks for any responses.

Just saw your post. I live in Orlando. I work in Real estate and have shown rental units that were very well taken care off and these units were usually managed by one of these 3 companies:

Reid Rental Management

Weichert Property Management

Hampton and Hampton property management (but I think they are only in Orlando).

And yes most property management firms will require the one months rent for finding a tenant and then 10% off the monthly rent for the property management fees.

Hi,
I've been looking for a good management company in Miami, too. We are still asking around and getting quotes from several companies we found on-line. Not decided yet.

Right now, we are managing our property by ourselves, but never ever again. Just too much trouble especially when you are 1000 miles away... Not a pleasant experience at all!
