When you say you are in preforeclosure explain just a little further. Have you been served with a NOD (Notice of Default) yet? How many days or months late are you currently? Do you happen to know your credit scores?

This may not help out your current situation but it may help other people in your area and so many other areas that the housing bubble/latest buyers market is currently a very big concern. I am a home builder and my theory has been always to remodel, remodel and remodel some more. The more "eye candy" you can offer a future buyer will relieve you and separate you from any market. A person has to always think "resale" value when owning a home. Your home has to have more than all the others - no matter the square footage. Do a little bit at a time - it all adds up. Install as many options within your home as you can. I do feel your pain because my niece recently moved to Michigan but will be leaving soon because of just how expensive everything is there. Good luck my friend. God Bless

Remodel when you're in foreclosure? That's throwing money down the rabbit hole, if you ask me. Paint, yes. Clean and de-clutter, yes. Read books on staging houses for sale, yes. A lot of good information on selling your house is available from such books. But for this person, and the many like him (?) the problem is that the bank owns the house. Look at what's happening in the State. Look what once happened in Houston. If you can hold on, hold on. If you can't, cut your losses any way possible, even if that means filing bankrupsy. It's a sorry truth, there are no quick solutions to this problem, which is being played out all over America, but especially in Michigan. I am sorry for you and for those like you. Good luck and God bless.
